Booking terms

You are responsible for everyone in your party — including anyone arriving separately — and for making sure they know the rules. You must be 18 or older to book.

When you reserve “Standard Dry Camping” or an RV site, you are reserving one available site of that type for each night of your stay. You pick your actual spot when you arrive, from whatever is open.

We do not assign or hold particular sites, and we cannot promise a specific spot or view. Arrive earlier in the day and you will have more to choose from.

The two exceptions are the Mo’Rockin Bell Tent and the Group Site, which are single named units and are reserved as such.

Your card is securely stored by our payment processor so that it can be charged after your stay, and by booking you authorise us to charge it for:

• the $10 fee if you change your dates, and any difference in price
• damage, loss or theft of campground property
• cleaning beyond normal use
• a site you occupied but did not pay for

We will attempt to contact you before charging for damage or cleaning to describe what we found to give you an opportunity to respond. Damage charges are for actual cost of replacement, plus logistics and any lost revenue. We never see or hold your card number ourselves.

You can change your dates or cancel yourself using the link in your confirmation email. The refund depends on how far ahead you are, and the tiers that apply to your booking — along with the exact amount you would get back — are shown on that page before you confirm anything.

A $10 fee applies to a cancellation or a date change. It is charged once, not once per site. Refund percentages are worked out on lodging only. A no-show is treated as a cancellation on the day.

So nobody arrives expecting something else: no hookups, no WiFi, and no potable water on site. Cell signal is patchy at best. We sell water by the gallon during store hours; the nearest free refill is the park visitor center.

This is a remote, primitive property on unpaved roads in high desert, a long way from emergency services. Weather, flash flooding, wildlife and uneven ground are part of it. You camp here at your own risk, and you are responsible for your own safety and your party’s.

Fire restrictions are set by the State of Utah and change without notice. When a ban is in effect it applies to you regardless of what was allowed when you booked. Current restrictions are shown on our site and at the store.

You are responsible for any fire you light and for making certain it is dead out. Lighting a fire during a ban is grounds for removal without a refund, and carries penalties from the State well beyond anything we would charge.

We may ask you to leave, without a refund, for:

• threatening or abusive behaviour toward staff or other guests
• breaking quiet hours after a warning
• lighting a fire during a ban
• damaging the property
• speeding on the property — 10mph on the driveway, 5mph through the campground. There are children and dogs on foot, no pavements, and the dust carries into everybody else’s camp. We are far from any emergency services and the safety of our guests is paramount, so the speed limit is strictly enforced. Thank you for understanding.

This is a small peaceful family friendly campground. We do not want to referee between adults or have the police involved in disputes, so this is not a place to party and get rowdy. We do our best to foster a culture of consideration with our rules, and we’ve found that the guests here are generally happier and more social. We have watched people come back year after year and make lifelong friends at our campground.

Camping is open 1 March to 20 November; the store 15 March to 15 November. Dates outside the season cannot be booked.

If we are forced to close due to out side forces — wildfire, flood, storm damage, a washed-out road, or an order from a government or emergency authority — we will issue a gift card for the full value of the nights you cannot use, good for 12 months against a future stay.

We are a small campground a long way from anywhere. A closure nobody chose is a loss we cannot absorb in cash, and the credit keeps your money attached to a stay here rather than gone. We would rather see you than keep it.

If we close for a reason within our control — anything that was our decision or our failing — you choose: a full refund of the nights you cannot use, or new dates at no charge. That one is ours to carry, not yours.

Gift cards are issued by us — usually when a guest cancels far enough ahead and takes credit rather than a refund. They are not sold. They are good for 12 months, for lodging only, not the store, and not for cash. Anyone holding the code can spend it.

WAITLIST — If the nights you wish to stay are sold out, you may join the waitlist in one of two ways: Automatic Booking, or Notify Me. Automatic booking is a commitment to buy, and payment information is taken and standard cancelation and refund rules apply if the purchase is made regardless of the date the site becomes available. You may opt out of automatic booking with the link provided in the email at anytime up until the site is booked by you. Automatic Bookings take priority on the waitlist. Notify Me will send an email out to everyone on the list and the first to respond will get the site with no commitment, and no guarantees.

Reservations made through Hipcamp are subject to Hipcamp’s payment and cancellation terms rather than sections 3 and 4 above. Everything else here applies to every guest on the property, however they booked.

We may update these terms. The version that applies to your stay is the one in force when you booked, which is why each has a date and a number.

These terms are governed by the laws of the State of Utah.
